Impington

38 apartments on the Cambridgeshire Guided Busway, with direct public transport into Cambridge. SEG developed the site and built it, from groundworks and the podium slab through to the steel frame, envelope and fit-out.

The building steps up to four storeys at the corner, with brick, white render and dark standing-seam gables, and has landscaped communal gardens to the north and south.

Affordable homes, delivered turnkey

We work directly with Homes England under the Social and Affordable Homes Programme 2026–2036 to bring forward fully consented, 100% affordable schemes. We carry the development and construction risk; our partners take a finished, warranted scheme at a fixed price.

    Secure a consented site

    We acquire land with planning in place, or take it through planning ourselves, so there is no outstanding planning risk before grant is sought.

    Engage Homes England

    We go to Homes England directly to confirm the grant route and indicative support for the scheme.

    Appoint a delivery partner

    A Registered Provider or local authority agrees Heads of Terms and a fixed turnkey price, backed by an independent RICS valuation, and the formal bid goes in.

    Build at our risk

    SEG funds and builds through to practical completion. Cost-overrun and construction risk stay with us, not with the partner.

  5. 5

    Hand over warranted homes

    Phased or single handover with a 10-year NHBC (or equivalent) warranty, full Building Regulations sign-off and an agreed defects period.

For landowners

Develop your land with us, not just sell it

Selling land to a developer means someone else takes the development profit. In a joint venture with SEG, you keep a share of it. Our figures show an uplift of 50–80% on the value of your land.

The land is valued by a RICS-approved surveyor, and SEG designs, funds and builds the scheme. As units sell, you're paid the land value plus your share of the profit. The process is transparent and run by a CIOB Chartered Building Company with an ISO quality management system.

Developer and builder in one

As a CIOB Chartered Building Company, we run design, procurement and construction ourselves. That gives you one point of contact and one line of accountability.

Guaranteed land value

SEG guarantees the agreed land value, set by an independent RICS valuation. You know your minimum return before work begins.

Fixed lump-sum design and build

We design and build the scheme for a fixed lump sum, so construction costs are agreed up front and overruns are ours, not yours.

Fixed build programme

The build is carried out to a fixed term agreed at the outset, so you know when homes will complete and when you'll be paid.

Completion safeguard

Contingency is built into every appraisal, so that if SEG were unable to finish, another construction company could be appointed to complete the build.

Introduce a site or project. We'll pay you for it.

The fee applies across everything we do: sites for our own developments, affordable schemes on the Homes England route, landowner joint ventures and build contracts. When we take forward a site or project you bring us, you receive 1% of the land value plus 1% of the build contract. Terms are agreed with you before any introduction.
